Define how the building is actually used
Document occupied hours, peak headcount, equipment heat loads, fresh-air requirements, zoning needs, critical rooms, and expected future changes. A warehouse, restaurant, office, showroom, and clinic can have very different cooling and ventilation priorities even when their floor areas are similar.
Compare suitable system types
- Ducted split systems: Concealed distribution for offices, villas, and medium commercial zones.
- Cassette and ceiling-suspended units: Flexible air distribution for open interiors and retail areas.

Consider total operating cost
Purchase price is only one part of the decision. Review expected energy use, controls, maintenance access, filter replacement, spare-parts availability, service expertise, equipment life, and disruption if a critical unit fails.
Design for maintainability
Technicians need safe access to filters, drain points, electrical panels, coils, fans, and control components. Good access reduces service time and makes routine maintenance more likely to be completed correctly. Drainage and outdoor-unit airflow also need careful planning from the beginning.
Use zoning and controls intelligently
Different areas may operate at different times. Zoning and scheduling can prevent unnecessary cooling of empty spaces, while monitoring can reveal abnormal temperature, runtime, or fault patterns before they become larger operational problems.
